01
About the client
Cazapisos is a real estate agency in Las Palmas de Gran Canaria, Canary Islands, that helps people buy and sell property. The business was new, and it urgently needed quality leads from property owners to close deals.
02
The challenge
Starting from scratch is the hardest part. Everything had to be built from zero:
- Meta Pixel, audiences, creatives and lead forms
- The first test campaigns cost €16 to €31 per lead
- A lead form audience with a 180-day window failed, because Meta allows a maximum of 90 days for this audience
03
What we did
A 3-phase funnel, built as the account collected data:
- Phase 1, broad testing: Advantage+ Audience with interest suggestions (real estate, apartments, property investment), plus two saved audiences: one interest-based and one with no targeting
- Phase 2, data-driven scaling: two custom audiences from lead form engagement, and a 1% lookalike audience
- Phase 3, optimization: an Advantage+ leads campaign with a €4.00 cost per result goal and €5 to €10 daily budgets, then winning ad sets moved to lifetime budgets
04
Creatives and lead form
We tested 6 video ads: UGC-style videos and property-for-sale videos. The instant form was kept short to keep completion high:
- ¿Qué tipo de propiedad quieres vender? (What type of property do you want to sell?)
- Full name
- Phone number
The one qualifying question tells the agent what the seller has before the first call.
05
The outcome
Across 9 campaigns, the account generated 277 leads for €1,613.80, an average of €5.83 per lead. The best campaign brought 146 leads at €3.88, more than 75% lower than the first test campaigns. The client tells us many of these leads turned into deals.

What we learned
Key takeaways for real estate ads
What this account showed about Meta lead ads for property sellers.
Key takeaway
A new real estate account can get leads under €5. In this account, broad and saved audiences gave the cheapest leads (€3.88 to €4.19), the 1% lookalike came next (€5.35), and retargeting was the most expensive audience (€7.87 to €31.01), likely because a new account has a small retargeting pool.

Can Meta ads work for a brand new real estate ad account?
Yes, but expect a testing phase. This account started with no data, and the first test campaigns cost €16 to €31 per lead. After testing audiences, videos and the lead form, the best campaign reached €3.88 per lead.
What should a real estate lead form ask?
Keep it short. Cazapisos used one qualifying question, the type of property the person wants to sell, plus name, phone and email. That keeps completion high and gives the agent context before the first call.
Which audience worked best for real estate leads?
In this account, a saved audience in the main leads campaign gave the lowest cost (146 leads at €3.88), followed by a broad interest campaign (€4.19) and a 1% lookalike (€5.35). Retargeting was the most expensive audience. Results differ by market, so we test before scaling.
How much did this account spend?
€1,613.80 across 9 campaigns from June to November 2026, with ad set budgets of €5 to €10 per day while testing.
